How long does it take to start managing the property?

Can you manage properties for out-of-state owners?

Yes! The Franchise Tax Board requires a 7% withholding from all rental income collected for out-of-state owners with some exceptions. If you are an out-of-state owner, please contact us so we can discuss possible exceptions to this withholding.

Why should I choose your company?

Mills Management Services, Inc. is run by a California licensed attorney. This means that you get the benefit of a legal brain for the price of a property manager. We also pride ourselves on exceptional customer service. Quite simply, we do what we say we are going to do.

What is your leasing guarantee?

If a tenant approved, placed, and managed by Mills Management Services, Inc. defaults on their lease, we will place a new renter for your property at no additional charge. 6 and 12 month guarantees are available dependent upon the property management package that you select.

What is your eviction guarantee?

If a tenant we placed must be evicted from the property we manage, we will pay the attorney’s fees for the eviction. This guarantee is offered with our gold management package. The owner is responsible for court costs and process server fees. All attorney services are provided by a law firm of Mills Management Services, Inc.’s choosing.

How much control will I have if I hire a property manager?

This is entirely up to you! We have some landlords that are very hands on and like to be involved in every decision for their property. We have some that give us a cap amount to spend on repairs and they are contacted only if a repair exceeds that cap. We also have some landlords who just want to sit back and collect the rent payments and let us handle the rest. You choose the level of involvement that is right for you.

Leasing Process

How do you determine the rental price for my property?

Included in all our property management packages is a free rental analysis for your property which compares your property to other current rental properties or recently rented properties in the area. We can also make suggestions to improve your property to increase the rental value.

How long does it take to find tenants?

Our goal is to find suitable tenants as soon as possible. We receive applications for most of our rentals within the first 21-days.

Do you screen tenants?

Yes, we screen all the prospective tenants. The screening process covers a variety of tests. These include criminal history, credit checks, and employment verification. The tests have been chosen to lower the risk of admitting problematic tenants.

After Property is Leased

How do you collect the rent?

We have different payment methods: mail, office delivery, or online payments. Most of our tenants choose to pay online through their tenant web portal.

How do I get paid?

Most of our landlords are paid using direct deposit into a bank account of your choosing.

Can I keep my current insurance?

All landlords should continue to maintain insurance for their property. Our property management agreement requires that Mills Management Services, Inc. is named as additionally insured all your homeowner policy. We also require the renters to have insurance in addition to your insurance policy.

Do you inspect the property once it is rented?

Yes, the number of inspections is dependent upon the management package that you select. All our inspections are thoroughly documented with photos and videos. Upon move out, we arrange a pre-move out inspection with the tenant approximately 10 days before the lease expiration. This gives the tenant time to make necessary repairs to ensure they receive the most money back from their security deposit. After move-out, a final walkthrough is done to document any items requiring repair and a reduction of the security deposit before it is refunded to the tenant.

What if my tenant doesn't pay rent on time?

Our lease agreements contain strict rules about rent payment delays and failures. Late fees are immediately assessed for all delinquent accounts. Continuing payment default result in eviction.

What happens if there is a maintenance need for my property?

We have a list of vendors that we have worked with and trust to make necessary repairs on your home. In most instances we have worked with these vendors for years and we know that you will be getting quality work for a fair price. If you have a vendor that you love, we can work with them too!

Will I get financial reports for my property?

Yes! We have a landlord web portal which provides access to the full accounting for your property. If you need specific reports for tax or other purposes, just let us know what you need, and we can create a customized monthly package for your property.
